Applying at ABODE at Stella View is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.

To complete your application you will need:
- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Application fee

Applicants must have a combined household income of at least 3x the monthly rent. For example, for a $2,250 townhome, a minimum income of $6,750 per month is required.

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.

On move-in day, you will use our self-guided move-in process or meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your inspection form within 48-72 hours.

Before moving out, please schedule a walkthrough, return all keys and garage remotes, and ensure the home and yard are in original condition. Deposit processed within 30 days per state law.

Yes, a security deposit is required at ABODE at Stella View. Please contact the leasing office for more information on the deposit.

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.

Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in like-new condition. Please complete your move-in inspection within 24-48 hours.

Absolutely! We will note your preferences -- Our homes offer several features to choose from. Some options include a corner lot, specific street, larger yard, private backyard views, and even cabinet color. Our team will do their best to match you.

Availability changes quickly! We recommend submitting your application as soon as possible. Contact our leasing office for current availability.

Our leasing team will present you with comparable alternatives matching your preferences.

We will notify you approximately 90 days before your lease expiration with renewal options. When it's time to renew, you'll have the opportunity to choose from a variety of lease term options. Once you've selected your preferred term, a renewal lease agreement will be sent to all leaseholders in your household for review and signature.

Rent can be paid securely through our ResidentPortal using a debit card, credit card, ACH bank transfer, or MoneyGram. 

Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 5th.

In addition to monthly rent, residents are responsible for utilities (billed based on usage), Community Bundle fee, and pet fees/pet rent (if applicable.)

Please contact our leasing office to inquire if this is an option available to you. If we are able to offer this, we require a 60-day written notice and an early termination fee. Additional restrictions may apply.

Yes, ABODE at Stella View is wired for high-speed internet. 1 Gig of Internet is included as part of the monthly Community Bundle.

Yes! Complimentary Wi-Fi is available in the pool area, fireplace, playground, dog park, soccer field, and the grilling station.

Electricity is provided by Duke Energy. Contact them at 1-800-777-9898 or by visiting their website at Duke Energy - Home. We recommend doing this at least 1 week before move-in.

Yes! Our professional maintenance team is available to assist. Maintenance is onsite Monday through Friday from 9 AM - 5 PM and available 24/7 in the event of a maintenance emergency.

Submit requests through the Resident Portal. For emergencies, call 919-883-1870 and follow the prompts to reach emergency maintenance.

Standard requests are typically completed within 1-2 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

We do not offer furnished homes, but our team can recommend local furniture rental services.

Yes! All homes include a full-size washer and dryer.

Yes! All of our homes include a private, fenced-in backyard and a screened-in porch.

Personal grills are allowed in your private outdoor space. Per city ordinance, grills must be positioned at least 10 feet away from your home while in use. Community grilling stations are also available near the pool, just outside the clubhouse.

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

- Dogs must be leashed whenever being walked in community and any common areas.
Full community standards are in your lease and welcome packet.

The pool clubhouse is open from dawn to dusk with key fob access.

No. As a community of two-story townhomes, elevators are not applicable. If you have accessibility needs, please contact our leasing team.

Each home includes an attached 1- or 2-car garage and a private driveway. Additional guest/overflow parking is available throughout the community.

Parking is private to each home via your dedicated driveway and or garage. Your home's parking is exclusively yours -- no separate reserved parking program.

Recycling is collected curbside every other Wednesday via the recycling bins at your home. Please follow posted guidelines.

Trash is collected curbside every Thursday. Bins should be placed at the curb by 7 AM and returned to your home after pickup.

Packages are delivered directly to your doorstep or package locker at the mail station.

Additional on-site storage is not currently offered.

Your attached garage is the ideal place to store bicycles securely.

Yes. Quiet hours are from 10:00 PM to 8:00 AM daily. We ask that all residents be respectful of neighbors.

Yes! We welcome pets at ABODE at Stella View. We allow up to 3 pets per home. Breed and weight restrictions may apply -- see our full pet policy.

Yes! Guests may use your driveway or designated guest parking areas throughout the community. Please be mindful of neighbors and avoid blocking driveways or fire lanes.

Guests are welcome to stay for up to 4 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
